Bangla Rd developmet new bars

Whats been happening in Bangla Rd over the last couple of months with new developments. Its all gone a bit quiet. I know my favorite bars in Soi Lion are gone, any good new ones in its place or ones similar? Liked the music the girls etc there. Will be back in Patong next thursday to see for myself but wanted the latest gos and pics. Might have to leave the wife in the hotel a couple of times but she doesn mind if I play.

there is a new little complex between seduction and tiger (you cant miss it!), alot of the girls working there and from the old soi lion same as the zoo down sansabai. i think they are building anothercomplex oppisite tiger but im not completely sure but they have built a massive bear on the top that looks completely ****ing stupid!

theres a couple of new small bars on the same side as kangaroo etc but nothing special. hope this helps!

I think the new Soi Seadragon rules. Many good looking girls and low BF. Only payed 300 Baht all 4 times I BFed a girl from on of the bars there.

Ex. Soi Lion is an empty land plot again after having a few markets there, look like they will fence it off now.

Soi Sansabai, The Zoo, is a new group of bars.

Ex. Living room is now a group of 8 or so bars, with some of the front ones (e.g. Lion Bar) from ex. Soi Lion.

Also a new group of bars on the opposite side of the bar sois, dont know any name for that place.

The new Tiger complex seems to be proceeding fast, you can see a Tiger being sculptured in the front now. So when Tiger owner having his new own complex on Bangla, I am sure he will not pay any more keymoney for the existing Tiger on Bangla. So I guess the old Tiger will close about same time as Soi Eric will be closing.

Will be interesting to see what bar owners will charge for drinks in the new Tiger complex if the bars are selling for 6m/3 years, more expensive than ever on Bangla. (As a comparison, Crocodile and Eric is around 2m mark and Soi Gonzo about half that)

I dont know if it will close or what will happen, Eric is no longer involved when his lease finish. There might be a possibility someone else will continue running the soi tho.

So what are you planning to do when it comes to that date? Move your bar to a different location?

Honestly I dont know, maybe time to move on to something else. At that time, I will have been running a bar in Patong for 13 1/2 years, maybe not so good for my health either. Maybe partner with someone to cut working (drinking) hours in half. Then we have the changing demographics, rising keymoney/rent while the trend business wise seems to be going opposite direction with shorter "high seasons" and longer "low seasons". (Shorter time frame when you make money).

I do think it depends a lot of the situation in Europe, Europe hasnt been very good the last 2 years and it affects the beer bar business. For our business field, the new kind of tourists isnt for us. (Russians, Indians, Arabs, couples & families). I do think discos doing better as they attract couples more and a wider range of people.

I had an email from a girl in Pattaya today asking me what kind of tourists we get here, as she seemed to be fed up with the tourists Pattaya attracts too and wanted to move somewhere else. (She sent photos, great looking girl btw)

There is also just opened a small Soi of 4 or so bars opp. Tiger and a little down and there is Soho around on Rat U Thit near the seafood places.
Theres a big disco in the old boxing stadium above Margheritas as well, but I dont know anyone who has been there.

Ex living room used to be next to Tiger, a pool table place, and then you had Happy Road with Seduction and Roxy agogo.

What I heard is that the landlord raised the rent from 100k/month to like 500k/month, keymoney was already very high, I dont know what the new keymoney would be. Needless to say, Living room owners couldnt cope with the new prices and thats why it become a bar soi instead.

Sounds like a lot more than Soi Seadragon has changed in a very short space of time.
The "Zoo" is now overloaded with new Bears and Tigers too.
Is the old boxing stadium still derelict?
Can anyone on the spot very kindly post a few snaps of the places mentioned so far?

Is the new kind of business just not spending as much per customer? Would you be better off moving into a regular bar type operation serving food, bands etc to attract the family/couple market? I don't know of any regular bars that also operate a bargirls system so you could start the first one!

Soi Seadragon has yet more changes. This includes a new 'A go go' called Candy Club with a mirrored froneforum.xxxe thats appeared overnight. Next to it Payskool A Go Go has had a facelift also.
Out on Bangla and opp Tiger but down a bit is the small complex I mentioned before, I found out its named 'Pitstop' ...hmm maybe its just one big bar....
The old boxing stadium, on the cnr of Bangla and above Margherita Lounge is now a disco.
A few of the front bars in the new Boxing Stadium seem to be surviving.
