This bar being advertised on Sunbelt Asia:-
This stunning new Phuket Lounge Bar has been constructed to the highest standards, and consists of four floors in total. The top two floors could be used for accommodation, or could be added to the existing business. All relevant licenses are in place for the provision of food, liquor, dancing and live music; in fact the bar is licensed to remain open until 4am, when all surrounding nightspots must close at 1am. The enterprise just needs new management with marketing skills, as there is already a nicely designed functioning website and five full time employees in place. The owner designed and built the establishment over the last year, and only recently opened for trade; consequently it is too early to provide financial results. No expense was spared on the fit out, and the assets are worth around 10,000,000 baht. Monthly rent is set at 50,000 baht, on a three year lease with an option to renew. The business can be acquired for less than asset value, as the owner has over invested in other construction projects, and is now short of funds; he has undertaken all the hard work, and a new investor has a marvellous opportunity to benefit. The place is really nice; with some scantily clad girls it would be great.

Yes I meant Home Bar, and agree it needs a gimmick. I was thinking theme nights like salsa sessions; start off in the evenings with salsa classes for farang women who like to keep fit, then happy hour - Brazilian themed cocktails, then dancing to salsa rythms all night. Each night do something like it and I reckon you would soon pull in the punters - especially if you can get a few BGs in sweaty leotards to the keep fit session.

They have been trying to offload that even before they finished the building of it. It is very nice inside, but I dont think will ever do well in Patong.

Top 2 floors for accomodation or added to business...lot of stairs. A friend of me had a restaurant in that soi. Allways problems with water: no water for kitchen, toilet, shower... So you need a reservoir on the roof and pump up the water.

That kind of problem is true for all Patong I think.

The guy who runs it (can't remember his name Pete or something) was telling me it was cheaper to buy the 20 litre flagons to fill up than using the truck.

When the whole soi tried to use a different water truck; they almost started a war between competing water trucks.

But Home Bar does have very nice toilets!

Home bar has been a financial disaster since the get go.. Nice decor but just getting the punters in Patong for that style of venue... If they 'soi 33 ed' it with some stunners in classy non BG dress style perhaps it could turn around but its a bit of a white elephant IMHO..

the guy who owns it is a real nice guy, australian.
but he does nothing to market it
just like every other farand, think she can build a place and people will just go

Not quite true, he has the biggest sign on Bangla, but I dont't think many people look up at the signs.

He had some girls pushing leaflets on Bangla as well.

There was a full page spread in the Gazette before the tsunami came. He has also been hit by the no tuk-tuk on Bangla rule.

I think the marketing is misplaced, but not totally missing. His barstaff also serve a wicked gin and tonic.

I think the concept is slightly wrong in that he is trying to attract the non-mongering crowd, but he rules out families by not allowing children in.

I reckon if someone went in and offered him 4 1/2 - 5 mill he would take it.

First time I went I was told I couldnt enter due to wearing sandals.. Next time I went in trainers and it was empty...

Turning away customers doesnt make good biz sense..

i love home bar. my gf loves it. i will be in there most nights for a drink or 3 before i hit the sois
the owner is one of the nicer people ive met in patong, so im not ragging on him
all im saying is that i would go about it a different way.
i would be up at laguna and try and get to know the concierge in those hotels. same with holiday inn
id go up a couple times a week and drink at baan yin dee's piano bar. get to know those owners
that is perfect place to get a customer base. get friendly with the owners of hotel like that, then when guests are looking for places to go, they would suggest my bar.

Baan Yin Dee yes.. Laguna ?? I dont think the laguna crowd like Patong much..

theres i think if you network enough, work hard and have some "new" ideas, theres enough of an upmarket crowd to draw from

and i think the nightlife restrictions hurt a place like this becoming any bigger
i think if you didnt have the restrictions you could market it like a Qbar and get people to come down to phuket from bkk

Do the math you would be a fool to purchase that bar.

It's the wrong theme, wrong location and probably has a year or two left on the lease. What kind of return on 6.6mil over two years and your paying 50,000 a month rent:mad2:

He's tried marketing it so Paul your wrong on that account.

It's just on the wrong side of the road, probably should be a real upscale hot chick place maybe would help but even then the numbers don't add up.
