My SO bought a licensed place last year thinking she would capture the existing business. Turns out the previous owner was making most of her money selling drugs and got busted, leaving the cops keeping an eye on the place (quite legitimately too).
If you're going to by into an existing place, make sure you find out everything you can about the establishment, owners, staff, etc.
