Been told by another BM that Scruffy Murphys on Bangla is not getting to renew their lease and will be going soon.The hotel wants the site back.:sarcastic:

It’s true. It is a thin strip of land these bars at the south side of Bangla are on. Behind it is Tropica Bungalows… I can imagine one can make much more money from the Tropica plot if it was build on with a hotel-block, just like the owners of Thara Patong did.
Now… in that case one could do something very nice with the strip of land alongside Bangla. Some pretty shops and a restaurant downstairs, rooms upstairs.

I've had many a night in Finnegans. Friendly enough staff and the food is quite good. Smaller than Mollys and Scruffys but does have an outside seating area. The band are quite good especially the guitarist "Moody" who is quite a virtuoso. Loves to rip out some Hendrix and the like.

Nice spot to have a few kickstarters before heading into the action, as you can drink undisturbed away from hawkers, requests for LD's etc. Hope it still open when back in May, as got to know a few of the Bar Staff and would like to wish them well.

if its true they are paying 800k a month rent how much are they losing over a 12 month period.

thats 6.5k AUD a week, say 1000$ a day. How can this be a winning business model?

yeah finnigans is a good irish pub experience,although a little away from the main entertainment but is easy to get a parking spot right out the front and not too crowded inside.

I don't know about the rent but 800K a month is high. BUT its only 26,000 a day. Every time we go in we always spend at least 1,000 Baht - 26 customers a day rent paid. BUT that's just the rent. Wages, band, electric, gas, Police???? Rent's just the tip of the iceberg.

The bands that the Irish pubs have on, in my opinion, spoil the pubs. I don't need some Thai trying to sing Nirvana in an Irish pub? A few years ago, Molly's & Scruffies used to have 'Farang' bands and it was good. For me band comes on, I leave.

10 years from now how many bars will be left on bangla? Im guess a small fraction of what there is today.

In a former life I worked for a business developer.We did quite a bit of retail.As a rule of thumb any business paying more than 10% of turnover in rent was a prime candidate for going out the back door. 10% made them line ball.Businesses paying 5% or less were generally doing well.
At say 27000 bt a day x 10% = a required turnover of 270,000 bt a day.

If each customer spends 1000bt that 270 customers a day.If spend was 500bt, 540 a day.365 days a year.year after year.

This is a rule of thumb with wiggle room depending on industry.

But we used a data base of over 10,000 retail businesses in 5 different countries, so 50,000 businesses in all. The survival rate of plus 10% rent businesses was tiny and was normally predicated on the owners / owners familiy doing the bulk of the work.Familys rates.

This is part of the reason I see most bangla bars disappearing.Rents will kill them, or more accuratly, they will last as long as the owners capital lasts.

A bit unfair to say about any business. I've never had any experience with Irish Times, but I hate to see any business slammed without any evidence or corroboration.
