Seems like a gd time 2 start a spa biz… get a fair lease done & move in where old spas went bye bye

Commercial and Industrial LEASE RATES are up.

Sales might be down but the price is still extremely high to buy. Low inventory is one of the reasons why SALES are DOWN and a big contributing factor why the price per sq ft has doubled in the past 1 and a half. A 10,000 sq ft building we thought was overpriced at $250/sq ft in Q2 2021 sold for $400/sq ft ONE year later.

True, but its a lagging indicator… high interest rates plus more empty units… its not a bad time… some areas have empty units 4 months … many hiding theyre empty by keeping ol biz name on there…

I cannot say for sure but inventory of Industrial and Commercial units are very low. I am sure based on the huge increase in rental costs there will be a few small businesses like restaurants that will not renew their lease but there will always be someone who will take over the space.

In this case of the Spa closing because the landlord does not want them there, I am sure they already have someone lined up to take that space.

As for units that are vacant for a few months with the old business name there, I am quite sure they had been leased out but waiting on renovations which is another problem because of the tight renovation market and trying to fight a good contractor to do the reno.

I do not know too much about the spa business as to whether it is a good time to open one or not but like any business, there is never a good or bad time to open one. One cannot predict what will happen no matter how well you do your research.

In back street quasi industrial areas, half units = empty… can b fun place 4 a spa…

Empty units means nothing. Go try and lease one. Also lots of units might look empty but it is being used as storage/warehouse. With online shopping etc, logistics and storage spaces are also at a premium. Look at the amount of Self Storage places opening and expanding.

Kinda doubt glass front units = used as storage… I can look right in & see it’s empty…

Anyway, $$$ definitely up… but 20% yr over yr, not 200% … & trending down… girls being available & dudes losing COVID fear, coming out… seems like gd time 2 open
